Purchase and sale enquiries — you pay only on completion.
We introduce buyers and sellers in England and Wales to SRA-regulated solicitors and CLC-licensed conveyancers. No lead fees, no subscription: you quote through the portal and pay a referral fee only when the matter completes.
Forty-five seconds inside the conveyancer portal.
From a new enquiry landing in your queue to the completion that triggers our invoice — this is the whole loop.

Revealed once your quote is accepted
What it costs, and when.
A fixed referral fee per completed case. Nothing for enquiries, nothing for quotes, nothing for matters that fall through.
- Model
- Fixed fee per completed conveyancing matter, agreed in writing before you go live.
- Enquiries and quotes
- Free. Quote as many as you like; decline anything that doesn't suit.
- Trigger
- Completion. Abortive matters are never invoiced.
- Payment
- Invoice issued automatically from the portal and payable by bank transfer on the stated terms.
The referral fee must come out of your own revenue and must not be added to the client's quote or disbursements. Quotes that pass the fee on are removed from the panel.
How we keep the introduction clean.
Regulator checks before you go live
We verify your SRA number or CLC licence, legal and trading name, company number and registered office against the public register before any enquiry reaches you.
Professional indemnity on file
We hold a current PI certificate for your firm and ask you to re-upload it when it renews.
Referral disclosed to the client
Every client is told in writing that you pay us a referral fee out of your revenue and that it is not added to their bill — supporting your obligations under SRA or CLC referral and transparency rules.
Client is free to choose
We introduce; the client instructs. There is no exclusivity, no tie and no obligation on the client to accept your quote.
Property Legals Ltd is an introduction service and does not provide legal advice or hold client money. Responsibility for advice, client care, ID and source-of-funds checks and file conduct rests with your firm. Conveyancing introductions cover England and Wales only.
