How we match providers

What we look at when shortlisting a partner firm for your enquiry.

Every partner firm on our panel is credential-checked before they can quote for you.

Criteria we use

  • Regulatory standing — active SRA / CLC / FCA / RICS / TPO / PRS registration and no adverse status.
  • Service fit — leasehold vs freehold, shared ownership, help-to-buy, new-build, buy-to-let, self-employed applicants, etc.
  • Location and coverage — geographic remit and, where relevant, local knowledge.
  • Turnaround — typical response and transaction times.
  • Price — considered alongside the above, not in isolation.

Referral fees and ranking

If you choose a partner through Property Legals and the work completes, that partner pays us a referral fee out of its own revenue. It is never added to your quote. The fee is payable by the partner firm only where you instruct them through Property Legals and the work they were instructed to do completes; it is never used to rank or prioritise firms in your shortlist.
