How we match providers

We do not simply pick the cheapest quote. Every partner firm on our panel is credential-checked before they can quote, and we shortlist by fit — not by who paid the most.

Criteria we use

• Regulatory standing — active SRA / CLC / FCA / RICS / TPO / PRS registration and no adverse status.
• Service fit — leasehold vs freehold, shared ownership, help-to-buy, new-build, buy-to-let, self-employed applicants, etc.
• Location and coverage — geographic remit and, where relevant, local knowledge.
• Turnaround — typical response and transaction times.
• Price — considered alongside the above, not in isolation.

What we do not use

• Referral commission levels.
• Advertising spend or paid placements.
• Any inducements from partner firms.
